    1. Section 9.1 - Please describe the condition of the on-site gas line and how deep it is buried in the ground. Is it structurally feasible to construct roadways/driveways over this gas line, considering the anticipated surface and truck loads?

     

    You can assume existing gasline will be deep enough per local requirements. 

     

    1. Section 9.1 - Do the legal terms of the gas line easement agreement restrict what can be developed over the existing gas main?

     

     Gas line easement is for ingress and egress maintenance only. 

     

    1. Section 9.1 - The minimum requirements for the Site Plan and Rough Grading Plan include a "project address and legal description". Are teams required to create a new street address for the proposed distribution center? Is a legal description required for the entire subject property, or just the selected lot for development?

     

    A factitious street address can be created. The legal description of lot 1 is required per Final Project Narrative. 

     

    1. Section 9.1 - Is the first lot being developed for a company which has already committed to using the proposed distribution center, or is this moving forward without a known tenant?

     

    Team can assume what the tenant intent is, not limited to distribution center or any business type. 

     

    1. Section 9.1 - Please clarify the response to RFI #2, Question 9. Must the remaining three lots be sized to fit a 400,000-500,000 SF building footprint?

     

    Yes, you can assume any future building will be around the same size. But according to Project Objective: Three (3) of the four lots shall be designated as remainder parcels for future development. 

     

    1. Please clarify whether the Site Plan and Rough Grading Plan are required to be shown on separate drawing sheets, or if both plans may be combined and presented on a single sheet.

     

    Site Plan and Rough Grading Plan should be able to fit in 1 sheet.
