I'm interested in your experience with BIM or digital coordination in small residential construction (single-family, low-rise, under 10,000 sq ft):
- What is the actual BIM maturity among small builders? Is model-based coordination (LOD200–300) common, or is it mostly 2D with some 3D details?
- Have you seen measurable benefits (time, cost, fewer field conflicts, better permitting, improved take-offs, change-order management)? Any specific metrics or case studies?
- What are the main barriers: lack of standards, limited budgets, subcontractor hesitancy, fragmented workflows?
- Does BIM help with compliance (energy codes, hurricane/wind resilience, MEP routing, clash detection) in states like Florida?
- Are owners or permitting authorities increasingly expecting model-based documentation?
I'm looking for practical examples where BIM added value or didn't justify the effort. Any insights from GCs, architects, engineers, BIM managers, or builders are appreciated.
